STEP 01
VISION + FEASIBILITY
Understanding the space
before shaping it.
Included in this phase:
• Site + property evaluation
• Feasibility + zoning review
• Spatial planning direction
• Project scope alignment
VISION + FEASIBILITY
Every project begins with a clear understanding of the space, the property, and the vision behind it. Our Vision + Feasibility phase is designed to explore what’s possible before moving into design, planning, or construction. This is where we take a thoughtful look at your goals, evaluate the potential of the site, and identify the factors that will shape the project moving forward.
Whether you are considering an ADU, a guest house, a home addition, or a larger ground-up transformation, this phase helps create clarity early on. We assess the practical, functional, and spatial realities of the property while also considering the way you want the space to feel and function. The goal is to establish a strong foundation for the project—one that aligns your vision with what is realistically achievable.
Rather than moving forward on assumptions, we begin with intention. By taking the time to review the property, understand your priorities, and identify opportunities or limitations upfront, we are able to guide the project in a way that feels informed, efficient, and aligned from the start.
What this phase includes
Initial Project Discovery
Property Review
Feasibility Assessment
Scope + Direction
Budget + Timeline Alignment
Recommended Next Steps
We begin by learning more about your property, your goals, and what you hope to create. This first step is centered around understanding the bigger picture—how you want the space to function, what inspired the project, and what matters most to you as the process begins.
We may discuss the intended use of the space, desired features, overall priorities, and any initial ideas or concerns you already have. Whether the project is meant for family, rental income, guests, or long-term flexibility, this conversation helps establish the purpose behind the project before any major decisions are made.
Once we understand the vision, we take a closer look at the property itself. Every site has its own opportunities and limitations, and this review helps us better understand the existing conditions that may influence the direction of the project.
This may include reviewing the site layout, access points, existing structures, available space, topography, and how the proposed project may relate to the main home. The goal of this step is to begin identifying how the property can realistically support the vision and what factors should be considered early on.
With the project goals and site conditions in mind, we begin evaluating the overall feasibility of the project. This step is about understanding whether the vision aligns with the practical realities of the property and what direction makes the most sense moving forward.
We consider things such as buildable space, access, placement, circulation, privacy, and general site constraints. This is also where we begin identifying potential challenges that may impact design, planning, or execution later in the process. Rather than overpromising, this phase is intended to create an honest and informed foundation for what is possible.
Once the site and project have been evaluated at a high level, we begin shaping the initial direction. This means identifying what type of solution best fits the property, the goals for the space, and the broader vision for the project.
At this stage, we start defining what the project may realistically accommodate, where refinements may be needed, and which priorities should lead the next phase. This helps transform a general idea into a more intentional and clearly guided path forward.
Every project benefits from a realistic understanding of investment and timing. While detailed estimates and scheduling often come later, this phase allows for an early conversation around expectations so the project begins with greater clarity.
We may discuss your target budget, desired level of finish, ideal timeline, and any key factors influencing the pace or scope of the project. Having these conversations early helps ensure the vision is aligned not only with the property, but with the practical goals surrounding the project as a whole.
At the end of this phase, we provide guidance on what should happen next. Depending on the project, this may mean moving into design and planning, refining the scope, gathering additional property information, or addressing a site-specific issue before proceeding further.
The goal is for you to leave this phase with a clearer understanding of your property’s potential, a better sense of direction, and more confidence in the decisions ahead.
